Vertical sliding sash windows to Guernsey home on the east coast

The Moorings is a luxury coastal home featuring oversized vertical sliding sash windows in Guernsey, designed to frame panoramic views from an exposed hilltop position in Fort George. The Drawing Room reconfigured the property by retaining the lower-floor foundations while replacing the upper floor and roof to create stronger connections between the interior, landscaped gardens and coastline.

A comprehensive architectural glazing package incorporates 4.9m-wide vertical sliding sash windows, frameless structural glazing, slim sliding doors, aluminium casement doors and internal steel-look glazing. Each system was specified around the marine environment, wind loading, thermal performance and the scale of the glazed openings.

The result is a coordinated coastal glazing design that brings daylight and ventilation into the principal rooms while maintaining uninterrupted views across the gardens, moorings and sea.

 

Vertical sliding sash windows in Guernsey

The central glazing challenge was to maximise the coastal outlook without compromising the performance of the building envelope. The exposed hilltop position required the oversized glass, aluminium framing and supporting steel structures to be engineered around high wind loads, marine exposure and thermal performance.

Oversized vertical sliding sash windows were installed within the principal rear-facing bedrooms. Measuring 4.9m wide and spanning from wall to wall, each system forms a double-height glazed opening that frames the coastline while providing natural ventilation.

A concealed pulley and counterweight mechanism allows the upper glass pane to slide vertically. When opened, the lower pane remains fixed to form a glazed safety barrier, creating an alternative to a conventional Juliet balcony. The central horizontal profile is only 21mm wide, preserving the panoramic view across the full width of the room.

Oversized sash windows with concealed counterweights

The vertical sliding sash windows use a concealed pulley-controlled counterweight system to support the movement of the oversized glass panes. This allows the upper section to move smoothly while keeping the operating mechanism hidden within the surrounding frame.

The lower pane remains fixed when the window is open, maintaining a glazed barrier across the bedroom elevation. This configuration provides full-width ventilation and interaction with the coastal setting without requiring an external balcony or introducing additional framing across the view.

IQ Glass worked closely with Guernsey contractor JW Rihoy to coordinate the steel support frames, glazing interfaces and installation logistics for the oversized assemblies.

Structural glazing across the entrance and coastal façade

A 3.2m-wide solid pivot entrance door is framed by oversized, gable-shaped structural glazing at the front of the house. Beyond the entrance, a large structural glass wall directs views through the reception towards the coastline.

Slim framed sliding doors were installed on either side of the elevated glass wall, connecting a bedroom and communal dining space with the external areas. These floor-to-ceiling systems provide practical access while maintaining daylight and visual continuity across the principal elevation.

Internal steel-look glazing and slim aluminium casement doors were also integrated throughout the property, allowing individual spaces to be separated without losing the consistent glazed language of the wider scheme.

Performance considerations

Performance requirements for The Moorings were driven by the exposed marine setting, large glass dimensions and need to maintain internal comfort across extensive glazed elevations.

The supporting steelwork and oversized glazing were engineered around project-specific wind loading. Thermally insulated glass specifications and thermally broken framing were used to reduce heat transfer and condensation risk while maintaining transparency across the coastal-facing elevations.

Pre-anodised aluminium was specified before the final frame coating to provide additional protection against salt-laden air. This treatment helps reduce the risk of corrosion and supports the long-term durability of the external glazing systems.

The structural glazing, sliding doors and vertical sliding sash windows in Guernsey were coordinated as one package, balancing panoramic views and ventilation with the structural, thermal and weather requirements of an exposed coastal home.
